Along with a colder than average fall, we have seen a bit of a downturn in sales volume. 98 homes were sold in Oneida and Vilas Counties. That compares with 91 homes in November of 2012 but down from 123 units in October of 2013. So, unit sales are down 20% from October. Sales are actually 7% up from November of 2012.
Year-to-date sales are 1078 units in 2013. This compares with 976 units in 2012 and a horrid 788 units in 2011. So, our ytd sales are looking up 10.4%. Our ytd dollars are up 4.7%. Evidently, we are selling more homes but at lower prices.
Here is a breakdown by price range:
Up to $100K 31 $400K to $500K 3
$100K to $200K 30 $500K to $1M 4
$200K to $300K 22 Over $1M 2
$300K to $400K 6
The one sale above $1M was really not a home but a resort on Big Arbor Vitae. We still are not seeing much activity above $300K.
We always slow down this time of year. The slowdown started earlier than usual this year. That may be due to the much colder than average fall or it may be indicating a weakening economy. We will find out soon.
The lakes are frozen and we have lots of snow on the ground! Have a happy and safe holiday season!
