I’m very happy to report a fifth month with home sales above 100 units. There were exactly 100 homes sold in September in Oneida and Vilas Counties. This compares with 90 homes in 2011 and 93 homes in 2010. August 2012 home sales were 112 and July home sales were 107 units. Like the thermometer, we are inching downward. It is the first time we have had 5 months of home sales above 100 since 2008.
Home prices ranged from $8500 to $935,000. The mix of homes was still heavily skewed. Only 2 homes sold above $750,000 and only 9 homes sold above $400,000. On the other end, 16 homes sold under $100K. 43 homes sold between $100K and $200K so that segment has been the busiest.
Showing activity has slowed so I anticipate the number of unit sales to drop below the century mark in October. Price levels remain weak.
It still is an excellent time to be a buyer!
